According to SAMA, Ali Tabar, a building developer and CEO of Iman Sazeh Construction Company, pointed to fundamental changes in the financing, construction, and sales processes of residential projects in the Iranian years 1404 and 1405 (2025-2026 and 2026-2027), stressing that success in this period requires a precise redefinition of the project from the site-selection stage to attention to energy optimization and execution speed. He added that it is no longer possible to rely solely on inflation for project profitability.

Tabar stated that the next two years (1404 and 1405) will mark a new era for the construction industry, saying: “The changes in the financing, construction, and sales processes of projects have effectively disrupted the equations of the past.”

Noting that in previous years, many projects automatically became profitable due to high inflation and rising prices, he remarked: “Today, we can no longer hold such a view, and we must define the project from the very first step with a more precise and multidimensional approach.”

This construction industry figure identified the correct definition of a project as one of the most critical factors for success or failure, adding: “Factors such as choosing the right location, accurately understanding the unit sizes and financial capacity of buyers, aligning with the real market demand, considering climatic conditions, optimizing energy consumption, managing execution speed, and ensuring timely supply of materials must all be incorporated at the project definition stage.”

The Importance of Preliminary Studies

Tabar emphasized that investing more time and resources in the preliminary study phase can lead to the creation of economically viable and justified projects, stating: “Unfortunately, this stage is sometimes considered unimportant, while the redefinition of the construction industry’s roadmap begins precisely at this point.”

The Need to Share Experiences

The CEO of Iman Sazeh Company, referring to the country’s extensive experience in the construction sector, stressed the need to share these experiences among developers and industry professionals, saying: “Fortunately, we have valuable experience in this field, and we must be able to make these lessons available to our colleagues and other active players.”

In conclusion, while expressing gratitude to the construction media outlet SAMA for creating a platform for dialogue and exchange of views, he emphasized the need for more serious attention to the project definition and preliminary study phase as one of the main priorities of the construction industry in the coming years.
