Hossein Rajabi, inspector of the Builders Association, emphasized that “the construction map has changed,” announcing the end of the traditional “build-to-sell” model. He stated: “It is no longer possible to build using past methods; we must move toward new models of financing, material supply, and building for living.”

Rajabi, referring to fundamental changes in the construction industry, said: “The map has changed,” and this phrase carries deep meaning, because changing the structure in the construction sector is a very difficult task, and it is no longer possible to continue with previous methods.

Moving Toward New Financing Methods

He noted that currently, the biggest issue in the field of construction financing is being raised, adding: “We must move toward new financing methods, and this work is underway. In this regard, major developers have been invited, and a group called ‘CBC’ has been formed, with industry leaders investing in the financing sector.”

Rajabi clarified: “This path has begun, and it is hoped that we can provide special assistance to colleagues in the areas of execution and material supply.” According to him, active companies in this field—including contractors, developers, and suppliers—must accept the new conditions, and methods and models should be defined based on which material supply and the entire set of execution works are consolidated with new models so that projects reach completion.

The End of the Build-to-Sell Model

In response to a question about building homes for sale in the past versus the current approach of building for living, he stated: “The traditional construction model has fundamentally changed. The reality is that we must now sell a lifestyle, and the ‘build-to-sell’ model and the old terms used in everyday speech have become obsolete.”

Rajabi said: “In our company, the construction cycle is managed within the framework of a lifestyle, and design and execution issues are pursued from the very beginning with this perspective. Additionally, an operation company has been established, and we have become active in the field of operation and maintenance so that all matters are considered from the start.”

He added: “Our teams in the areas of operation, lifestyle, and post-construction maintenance of projects take on the necessary responsibility for investors and buyers.”
